| Do We Do It? |
 |
Yes! Mr. Burke opened Frisco’s first land title insurance company in 1982, fully 15 years before the competition. Many of our competitors are now staffed by non-attorney "office managers" or "closers". Mr. Burke is a licensed fee attorney. |
Typical Transactions? |
| |
Sales and refinances, whether a sale or refinance of a home or the sale or refinance of a business property. We also provide the latest in forms for FSBOS (for sale by owners).* Do we do owner financed? Yes!* Do we do leases & releases & bills of sale? Daily!* Do we do zoning & replatting? For years!* [* Good reasons to be sure your closer is a title attorney.] |
What's a Policy Cost? |
| |
The cost of every title policy is set by the State. It is a sliding-scale percentage of the salesprice (or loan, if refinancing). Frankly, you can close at Attorneys Frisco, P.C. without buyer or seller purchasing a title policy - if your lender doesn't require one. Most lenders do - but you can negotiate with the lender to "roll the cost into the loan" or with the other party to have that party to pay some or all of the costs. Finally, you can offer and counter-offer on price knowing the cost of the policy and related costs if you call us first. |
What Other Costs? |
| |
Filing fees set by the County Clerk. Many other fees (docprep, loan yield, underwriter, etc.) are set by the lender. Other fees & costs are set by the surveyor, insurance agent, tax collector, etc. As at any title company, Attorneys Frisco, P.C. charges the parties a competitive fee for closing and (if needed) legal services. |

Get in line!! We do this all the time!! |
"Other Stuff"? |
| |
You mean: "Are there questions too dumb to ask?" No. We had to ask these same questions in law school or insurance school. "What's a 'vara', (not to be confused with 'viagra')?" A measure of length estimated to be about a pace and now standardized at approximately 33 "English inches". If you don't celebrate Cinco de Mayo, you're not liable to run into too many varas these days. "What's an acre?" About the amount of land a good ox could plow in a day - or a square about 208 feet on a side, now standardized as 43,560 square feet. Want to know more?
